Why does the canal side of my house look so much worse?

Salt air. The water-facing elevation gets a daily deposit that the street side never sees, and salt holds moisture against the wall. That is why one side can look acceptable while the other is chalking and streaking. Both sides get quoted, but they do not always get the same treatment.

Do you handle rust on railings and metal trim?

Yes, and it has to be dealt with before painting rather than after. Coating over active rust hides it for a few months and then it comes back through the finish. Metal gets treated and primed as part of the prep.

I am in an HOA. Do you deal with color approval?
